In most cases, negotiation the transaction is the most complex part of selling a home. That is why it is paramount to have an experienced and savvy REALTOR who has successfully worked through various transaction scenarios. When going through negotiations, it’s important to stay focused on the priorities and needs that are unique to your specific situation. When an offer is presented, I will work with you to help negotiate the best possible price and terms. It is possible that there could be multiple back and forth offers until a deal is reached. Once all parties agree to all terms of the offer in writing, you’ve got yourself a contract. I will solely promote your interests and assist in developing a clear and binding transaction.
Between contract and closing we will work together to navigate through due diligence and any financing & appraisal contingency periods. The good news is that the closing is in sight! Throughout the transaction, but especially during this time period I will be closely monitoring the progress of all contingencies to ensure that all deadlines are met. Several days before closing, the buyer will have a final walkthrough to ensure the home is in the same condition that it was when the contract was signed and that any agreed upon repairs have been made.
As the seller, your job at the closing table is much easier since you’ve already fulfilled your obligations to the transaction. The buyer will be signing the majority of the documents (usually mortgage documents) so you can relax knowing the stress of selling your home is finally over. The buyer receives the house keys and you receive payment from the sale of the house! From the amount credited to you, the title representative will subtract funds to pay off the existing mortgage (if any) and other transaction costs. Deeds, loan papers and other documents are prepared, signed and ultimately filed with the San Diego County recorder’s office.
